CONSULTATION SERVICE-FOR OWNERS If you would like our advice and for us to meet with you to discuss in detail about our services we are always ready to give you one hour of our time and meet with you on your property.During this consultation period we will walk through the property with you and offer our advice on the condition of the property.We will also make suggestions to you on the maintenance items you should consider.From experience we have found that this consultation is a true benefit while you make a decision about property management services for your property. Our consultation service is offered to you at $100 and payable at the time of consultation.This fee will be applied to your management account upon hiring BIBI PROPERTIES. 2. TENANT LOCATION/PLACEMENT SERVICE-FOR OWNERS If you prefer to handle the day-to-day management of your property yourself but you do not have the time or avaliability to market and show vacancies on a moment's notice nor the expertise in screening or choosing a new tenant then this is a right program for you. BIBI PROPERTIES (Property Management & Investment Consultants) will handle any and all of the following:
We then hand over the property back to you for the day-to day management. Our fees for this service with a $200 intial retainership payment is 75% of one month's rental income. Should you elect to sign for our action package (which differs payment of the retainership fee till a tenant is secured for the property) then our fees under this action package is the equivalent of one month's rent. OUR GUARANTEE on this is if we locate and place a tenant for you and the tenant for unforseen reasons becomes unable to pay the rent for the property within the first three (3) months of the tenancy we will handle the dispossessory action in court and the entire eviction process to get the property vacant again FOR FREE and AT NO COST to you. 3. TENANT SCREENING SERVICES-FOR OWNERS As one of our management clients you may prefer to show your vacancies by yourself.However if you wish to have the added assurance that the tenant you select is thoroughly screened,qualified and verified then this is the right service for you. Our management fees is usuallybetween 10%-12% of the gross monthly income collected. The actual monthly management fee is based on variables of services needed. Leasing fees are calculated separately from the monthly management fee. 5. PROPERTY LOCATION SERVICES-FOR TENANTS We offer the free service of locating rental properties on request for prospecs.You simply imform us of your housing need and we will match you with suitable housing to your needs. While the locator service is a free service each property may have an application fee payable for the processing of applications. 6.VIRTUAL & VIDEO TOUR SERVICES BIBI VENTURES offers the provision of virtual & video tour services for property owners and Realtors and any other person or company that would like to have a vitual tour posted on their website for their properties or company services.
